For licensed contractors and GCs • Miami-Dade & Broward

Permit pipeline management for contractors who'd rather be on the field.

A permit expediter for contractors handles the full back-office workflow of getting permits filed, tracked, and finaled across Miami-Dade and Broward municipalities — so your project managers stop spending 8 to 12 hours a week chasing permit status. You deliver the project scope and drawings; we assemble the submittal package within 2 to 5 business days, file with the correct municipality, respond to plan-reviewer corrections within 3 to 7 business days, schedule inspections, and close out the file. Overall permit timeline typically drops 40 to 60 percent — by removing the back-office bottleneck, not by accelerating the reviewer's queue. We work across all 28+ municipalities in Miami-Dade and Broward, structure flat per-permit pricing for contractors with consistent volume, and deliver weekly written status across your full project pipeline.

Contractor use cases we run weekly

Four ways licensed contractors engage us.

01
Active project pipeline
GC running 5 to 15 concurrent projects across Miami-Dade and Broward. Permits queue up faster than back-office can file them. Project managers spend 8 to 12 hours per week chasing permit status across municipalities. We absorb that workflow and return weekly written status across the full pipeline.
02
Single complex permit
One project, but a difficult one. Coral Gables BoA, Miami Beach historic district, post-Surfside structural recertification, complex HVAC or electrical service work. The permit specialist on staff handles routine work but this one needs experience in the specific municipality and overlay. We take that single permit and run it end-to-end.
03
After-the-fact and violation cleanup
A client has unpermitted work that surfaced during sale, refinance, or insurance renewal. The contractor wants to deliver the after-the-fact resolution but the back-office burden (drawings, engineering coordination, retroactive submittal, code-enforcement file management) is heavy. We handle the resolution path; the contractor retains the client relationship.
04
Subcontractor permit coordination
A general contractor running a renovation needs separate trade permits — electrical, mechanical, roofing, plumbing — pulled by appropriately-licensed subcontractors in correct sequence with correct inspection scheduling. We coordinate the trade-permit pipeline so each sub pulls their own permit on time, in correct order, with field-inspection coordination across all trades.

We don't accelerate the plan-reviewer queue — nobody can. We compress the parts of the permit timeline that are inside our control: submittal preparation, correction response, inspection coordination, close-out documentation.

Licensing scope, plainly

One firm coordinating the file. The right license applied to each scope.

Permit Solutions Services is the case-management firm. Our role is permit coordination, municipal liaison, scope interpretation, plan-review correction response, inspection scheduling, and close-out. The field trade work is performed by independently licensed Florida contractors — each working under their own license for the scope they cover.

How a contractor engagement runs

From onboarding to closed permit, repeatable.

01
Onboarding (Day 1)
Discovery call to map your project pipeline, the municipalities you work in most, the trade scope of your typical projects, and your existing permit workflow. Pricing structure agreed and documented in writing. No engagement minimum.
02
Submittal-ready package (Days 2-5)
For each project: we assemble the application, drawings, product approvals, and zoning compliance verification. Engineering coordination, where required, is engaged immediately. Submittal-ready in 2 to 5 business days from scope received.
03
Filing and tracking (Day 5+)
We file with the correct municipality, track the application, communicate with the plan reviewer, and respond to corrections within 3 to 7 business days. Status updates flow to you weekly without you having to ask.
04
Inspection coordination
We schedule each required inspection at the right project phase. Your superintendent doesn't lose half a day waiting for an inspector who didn't show. A specialist attends the final inspection.
05
Close-out and documentation
Permit finaled. Closed permit document delivered to you for your project file. Any documentation your client or their lender needs is provided directly.
Pricing structure

Volume contractors and single-project contractors are quoted differently.

For contractors with consistent volume (3+ permits per month), we structure flat per-permit pricing with a 24-hour engagement turnaround. Per-permit cost reduces at higher tiers — 5+ permits per month, 10+ permits per month — to reflect the operational efficiency of consistent workflow.

For single-project contractors or one-off complex permits, pricing is quoted at intake based on municipality, scope, and required engineering coordination. All costs are disclosed in writing before engagement. Municipal permit fees, engineering fees, and any partner-trade work are passed through at cost; the coordination fee is separate and clearly itemized.
